CAUTION:
If
you are considering selling, get at least 3 opinions of the value of your
property. Many agents provide a free market evaluation and
presentation for you to consider. Don't be intimidated if an
agent is pushy, aggressive, insists that you list with them right away, or
that you sell it to them, etc.
You
can also look in the phone book for a licensed appraiser to find out the
current value of your property. They do charge for this so ask them
how much their fee is (typically between $200-400), when payment is due,
and how soon they'll have a written report back to you.
You
don't want to lose any money you're entitled to (as determined by a fair
market analysis or professional appraisal for your property) when selling
your property by accepting an underpriced opinion of value. This is
why you need at least 3 market evaluations.
If
an agent wants to purchase your property for themselves: make sure
you have already pre-determined the value of your property by reviewing
several estimates for market value and/or a professional appraisal by
licensed appraiser (someone other than the agent that wants to buy
it). Hire an attorney you know and trust to legally represent you before
you sign a contract.
You
have the right to receive the fair market value for your property.
Don't undersell it.
